Services and processes include:

  • Establishing the brief for your personal property plan.
  • Search and research, utilising our innovative and in-depth sources and methodology. Read more on our research strategy
  • Off-market opportunities. One of our key advantages is having access to off-market properties through our vast network of property developers and owners.
  • Analysis of key locations and properties against your personal property plan and briefing.
  • Prepare suburb and location profiles for consideration, backed with the findings of our research. For investors this may include growth potential, yields, macro and micro market indicators. For home purchasers it will include analysis of suburbs, amenities, potential for growth and other factors relevant to your brief.
  • Property search, selection and inspections. Yes, no longer will you have to spend every weekend rushing from one inspection to another. Fees, terms and conditions:

An upfront registration fee is required and the Real Estate Institute NSW endorsed standard purchasing agency agreement signed by both parties. The agreement is valid for 8 months with no limit placed on the number of properties we may provide services for during that timeframe.

  • Property evaluation including establishing true market value based on our innovative research methodology and data analysis, inspections and consideration of all factors to meet your objectives. A detailed report is prepared, which includes a full appraisal and evaluation of all factors against your property plan.
  • Pre-purchase searches and reports. Once you have made the final decision to purchase, we will request a contract and then carry out the necessary pre-purchase process of title searches, pest and building reports and if requested, obtain an independent valuation.

The agreement is valid for 12 months with no limit placed on the number of properties we may provide evaluation and negotiation services for you during that timeframe. A fixed fee for this service is payable, as a guide, this is usually up to 1% of the purchase price of the property.

  • Following a successful auction purchase, all contracts are reviewed and checked prior to signing and exchange of contracts.

Fees, terms and conditions:

A fixed fee of $1,050 inclusive of GST is charged for successful auctions. A fixed fee of $550 inclusive of GST is charged for attending with an unsuccessful outcome. In the case of a property being passed in at auction and you instruct us to engage in negotiations, the fee charged is 50% of our Advantage Pro service.
