MB Property Advantage, the buyer’s edge

Many buyers are missing out, lucking out and often checking out of the property market because they lack the time to devote to the process, the resources to carry out a thorough search, the knowledge to know what and where to look and the skill to evaluate and negotiate a successful purchase.

Property investors are seeking a broader view of opportunities and a professional approach to building their portfolio. If you’re time-poor and lacking the resources to search and research the full scope of residential, commercial and off-market opportunities across Australia, then MB gives you the edge with industry-leading methodology and access and complete search to sale service.

Stories of home purchasers – couples, families, singles - missing out on your dream home to savvy, clued-up buyers dominate the news feeds. Many, because they don’t have the resources to search beyond the published listings nor the skills to master the close. MB gives you the edge with professional search, evaluation, negotiation and auction bidding services.

Property Advantage gives buyers the edge by addressing these key issues with strategically structured buyer’s agent services. First home buyers are easily discouraged with their prospects of ever getting into the market due to lack of time, knowledge and ability. MB gives you the edge with a highly experienced, property professional to handle everything for you.

We appreciate that everyone has their own approach to buying property so we offer a range of services from partial to complete involvement in the process.

With the complete ‘search to sale’ offering, you can sit back and enjoy the experience while we do all the work for you with transparency, consultation and full disclosure at every stage.

Research and review, search and locate, evaluate and analyse right through to bidding at auction and negotiating the final purchase.

Structure primarily for property investors, who appreciate the advantage of having Milly Brigden’s expertise in sourcing properties across the Australian market, this full service option is equally beneficial to first home buyers who don’t have the depth of knowledge to skilfully navigate the real estate process and seasoned home purchasers, who are simply ‘time-poor’ and realise the benefits of having a professional looking after their interests.

Services and processes include:

  • Establishing the brief for your personal property plan.
  • Search and research, utilising our innovative and in-depth sources and methodology. Read more on our research strategy
  • Off-market opportunities. One of our key advantages is having access to off-market properties through our vast network of property developers and owners.
  • Analysis of key locations and properties against your personal property plan and briefing.
  • Prepare suburb and location profiles for consideration, backed with the findings of our research. For investors this may include growth potential, yields, macro and micro market indicators. For home purchasers it will include analysis of suburbs, amenities, potential for growth and other factors relevant to your brief.
  • Property search, selection and inspections. Yes, no longer will you have to spend every weekend rushing from one inspection to another. We will carry out the inspections, often before the property goes to market and investigate the ‘Silent Sales’ market on your behalf. Then prepare a detailed report for your consideration, which includes a full appraisal and evaluation of all factors against your property plan.
  • Arrange finance. Milly Brigden is an independent operator and as such not committed to any finance providers and can research the market on your behalf to access the most suitable finance options for your consideration.
  • Pre-purchase searches and reports. Once you have selected the property you would like to make an offer on, we will request a contract and then carry out the necessary pre-purchase process of property searches, pest and building reports and if requested, obtain an independent valuation.
  • Negotiate and close the sale. Often a difficult process for many people, but with 23 years of experience, Milly Brigden is a skilful negotiator with a clear focus on your best interests. A skilful negotiator can trim a significant amount off the purchase price.
  • Auction bidding. Auctions can excite and equally intimidate. The excitement can cause some to bid beyond their intentions and the intimidation factor can often mean missing out altogether. Milly is a strong and determined bidder, skilled in sizing up the opposition and reacting accordingly for the best possible outcome.
  • Post-purchase services: following the purchase, we can provide a range of services depending on your personal requirements, including: assisting with conveyancing, setting up property management services, removalists, insurance, depreciation reports, final inspection, recommending builders and tradespeople. (All external services are charged to the client at cost)
